Renovating a penthouse in the Eixample presents unique technical challenges. The building, constructed in the early twentieth century, retained its original Catalan vault structure and a compartmentalised layout typical of the era. The project's aim was to transform it into a contemporary loft without losing the property's architectural heritage.
1. Structural assessment and vault consolidation
Before any demolition, our technical team conducted a thorough structural survey of the Catalan vaults. The assessment revealed that several vaults showed cracks from differential settlement, which were injected with natural hydraulic lime mortar to ensure long-term stability.
2. Selective demolition and new layout
All interior partition demolition was carried out entirely by hand — no vibrating machinery — to protect the vaults. Eight tonnes of rubble were removed through selective sorting. The new layout concentrates service areas in a central core, freeing the apartment's perimeter to maximise views and natural light.
3. Invisible services in a listed building
Integrating services into a listed building demands specific design solutions. The electrical network was routed through hand-cut chases in the original brick walls, with draw-wire access for future maintenance. HVAC was resolved through concealed duct units hidden in the vault spaces, with cast-iron diffusers that blend into the ceiling.
4. Finishes: a dialogue between past and present
The new floor is in continuous microcement in an ash tone, contrasting with the warmth of the exposed brick vaults. Interior joinery features slimline black steel frames with 10 mm toughened glass. The open-plan kitchen has a Calacatta marble worktop and a handmade local ceramic tile splashback.
