Concrete, steel and timber: what really changes on site
Choosing a structural system is not only an architectural decision: it rewrites programme, noise, access, load on existing floors and the sequence of trades. In Barcelona — dense blocks, communities and tight streets — that difference shows from day one of erection. This guide compares concrete, steel and timber from the site, not the brochure.
1. Concrete: mass, continuity and site rhythm
Reinforced concrete (cast-in-place or precast) remains the default language for new build and many consolidations. It brings inertia, good floor continuity and familiar behaviour for most trades. In return, in-situ work means formwork, reinforcement, pouring and curing: more time, more moisture on site and heavier logistics (pump, trucks, vibration). In flat renovations, concrete is used selectively — strengthening, new slabs, anchors — because weight and curing time constrain neighbours and programme.
2. Steel frames: precision, spans and fast erection
Steel shines when you need longer spans, strengthen without adding mass, or erect with a crane in short street windows. It arrives cut and drilled from the shop; on site it is bolted or welded to millimetre tolerances. It needs fire protection (intumescent coatings, encasement) and corrosion control in humid or coastal settings. In urban typologies it is common for extensions, penthouses, floor strengthening and mixed concrete-steel frames. The bottleneck is often access: if the crane cannot enter, “fast erection” becomes a puzzle of smaller pieces.
3. Structural timber: lightness, prefabrication and detail discipline
Glulam, CLT or light framing allow lighter structures — critical in retrofits with load limits — and a dry, clean erection when the design is well industrialised. The trade-off is demanding: moisture control on site, airtight junctions, acoustic separation between dwellings, fire protection and well-resolved metal connections. - Weight: concrete high · steel medium · timber low/medium (by system).
- Erection speed: steel and timber (prefab) often beat cast-in-place concrete.
- Noise and disruption: concrete (pumping/vibration) and steel welding can be harsher; dry timber is quieter if access is solved.
- Fire: all need a strategy; unprotected steel loses capacity at high temperature; timber chars predictably when sized correctly.
- Moisture / coast: steel and timber need protective detailing; concrete tolerates aggressive environments better with proper cover.
- Cost: no universal winner — span, typology, prefabrication, crane and community programme decide.
5. How the choice is made on a real project
A sound sequence is: brief → structural design → erection feasibility (crane, street, neighbours) → cost and programme → finishes and services. In rehabilitation, systems are often mixed: strengthen with steel, form with lightweight concrete, or add volume in timber. What matters is one execution lead coordinating structure, services and finishes — the same logic as a turnkey renovation — plus the right permit for the scope (Barcelona permits).

Can I “switch to timber” mid-project?
Almost never without redesign. Changing system means new calculations, new junctions and often another permit path. Decide in design, not on site.
Which system suits a flat renovation in an old building?
