Casa Fogó: a kitchen that organises the whole house

Casa Fogó is a detached house in Alfinach whose interior we renovated, to a design by Búho Blanco Arquitectos, and which we handed over in September 2026. We redid the services and built a bespoke joinery kitchen with an island and a continuous stone worktop, open to the living area and the garden, with tall storage units, built-in appliances and a pantry area.

In the bathrooms, a level-access shower, a timber vanity unit and new taps. The kitchen lighting is integrated into the joinery.

Before the quote

What we check before quoting for a villa

Original services

Many villas and terraced houses from the 80s, 90s and 2000s still have their original plumbing, electrics and heating and cooling. In a full renovation they are replaced entirely, and it is the moment to switch to an aerothermal heat pump or underfloor heating if the house allows it.

External windows and insulation

Large windows facing the garden and pool lose a lot of energy if the frames are old. We assess replacing them with thermally broken frames and check the roof insulation before touching the finishes.

Ground floor, semi-basement and damp

In houses with a semi-basement or a ground floor in contact with the ground, we check for rising damp and leaks. These are fixed before laying a new floor.

The house and the garden

The kitchen and living area usually want to open to the outside. We coordinate the interior works with terraces, porches and the pool area so that levels and access are resolved within the same project.

Prices 2026

How much does it cost to renovate a villa or a house in Valencia?

Indicative 2026 ranges for interior renovation, before seeing the house. They include materials and labour, excluding VAT.

Interior renovation levelIndicative price150 m² terraced house250 m² villa
Standard700–900 €/m²105.000–135.000 €175.000–225.000 €
Mid-to-high900–1,200 €/m²135.000–180.000 €225.000–300.000 €
High-end1,200–1,600 €/m²180.000–240.000 €300.000–400.000 €

The interior is calculated using the same per-m² ranges as a flat. A house adds items a flat does not have: roof, façade, external windows and doors, waterproofing, its own drainage and, if there are any, outdoor areas and pool. That is why we give the final price as an itemised quote, after visiting the house. We take on projects from 70,000 € (tax base, excluding VAT). The item-by-item breakdown is in the Valencia renovation price guide 2026.

On permits: in the Valencian Community, an interior renovation that does not affect the structure is usually processed with a declaración responsable (self-declaration). If the structure, façade or volume is affected, a building permit with a full project is required. We confirm this with the town council before quoting.

Residential estates

Alfinach, Los Monasterios and the residential estates of Valencia

Many of the villas in the Valencia area are on residential estates from the 80s and 90s: Alfinach and Los Monasterios in Puçol, Santa Bárbara in Rocafort, Campolivar in Godella, La Cañada in Paterna or Torre en Conill in Bétera. They are houses with a plot, a pool and a layout designed for another era, with a closed kitchen and many metres of corridor.

In these houses the renovation usually starts by opening the kitchen to the living area and the garden, redoing all the services and replacing the external windows and doors. That is what we did at Casa Fogó, in Alfinach. We manage these projects from our office at Arzobispo Melo 6, in Valencia, with a single site manager and an itemised budget.

Frequently asked questions

Common questions about renovating a detached house in Valencia

How much does it cost to renovate a villa in Valencia?

In 2026, the interior renovation of a villa in Valencia ranges from 700 to 1,600 €/m² excluding VAT, depending on the level of finishes. For a 250 m² villa, the interior comes to between 225,000 and 300,000 € for mid-to-high quality and between 300,000 and 400,000 € for high-end. Roof, façade, external windows and doors, and pool are added separately, depending on their condition. We take on projects from 70,000 € (tax base, excluding VAT).

How much does it cost to renovate a terraced house?

The interior renovation of a 150 m² terraced house in mid-to-high quality comes to between 135,000 and 180,000 € excluding VAT. If the external windows and doors are also replaced or the roof is rebuilt, those items are added separately.

Do I need a permit to renovate my house?

It depends on what is being changed. An interior renovation that does not affect the structure is usually processed with a declaración responsable (self-declaration). If the structure, façade or volume is affected, or the house is extended, a building permit with a full project is required. We confirm this with the town council before quoting.

Can I live in the house during the renovation?

For a full renovation we do not recommend it: water and electricity are cut off in phases and there is dust throughout the house. For partial renovations, for example just the kitchen and bathrooms, the work can be organised by zones.

Do you work with the architect I already have?

Yes. Casa Fogó was built to a design by an architecture studio, and we were the construction company. We build to the architect's design and keep them updated on site progress with photos and progress certificates.
